BOOKINGS

Bookings can only be confirmed once full payment is received or upon receipt of a deposit of 30% of the full rental price. The balance of the full rental must be paid 8 weeks prior to the commencement of the holiday.

The full rental amount must be paid if the booking is being made within 8 weeks of the commencement of the holiday, or if it is a short break holiday of 3 or 4 nights

If the balance is not paid in full 8 weeks before the commencement of the holiday, the right is reserved to cancel the booking, in which case the deposit will be forfeited.

CANCELLATIONS

Any cancellation made, must be made in writing

If a cancellation is made, then all efforts will be made by the owners of Twine Cottage to re-let the property.

If the cancellation has been made in writing 8 weeks prior to the start date of the holiday and the cottage is successfully re-let, then the deposit will be refunded less 10%. If however the cottage cannot be re-let, then the deposit will be forfeited.

If the cancellation is less than 8 weeks prior to the start date of the rental and the cottage is successfully re-let for the same entire period then the full amount will be refunded less 20%. The full rental cost will be forfeited if the cottage is not successfully re-let for the entire period

If the cottage becomes unavailable due to unforeseen circumstances for the period of a booking, then all monies received will be refunded or alternative dates will be offered.

USE OF THE COTTAGE

Only numbers of the holidaymaker’s party as mentioned at the time of booking, are permitted to occupy the property for holiday purposes only and the holidaymakers shall not sub-let the property or any part of the property.

The holiday-maker shall at all times maintain the property and its contents in a clean and tidy condition and accept the property as it is equipped at the commencement of hire.

The holidaymaker shall be responsible for any breakages or damages caused to the property and its contents. In the event of any damages and breakages, the owners of Twine Cottage must be notified by phone or email before the holidaymaker’s departure. If the property or any of its contents needs to be repaired or replaced, the holidaymaker shall be responsible for paying the incurred costs, this includes front door keys and possible change of front door locks.

The holidaymaker shall leave the cottage in the same clean and tidy order in which it was found. An additional charge will apply if any extra cleaning is required after departure. Dog owners are responsible for their pets at all times. Dogs must not be left unattended for long periods in the cottage and never in the garden. They are not allowed on the furniture or upstairs and any dog mess must be cleared up at once and disposed of correctly. The owner reserves the right to charge for any extra cleaning made inside or outside the property made necessary by the dog. Any damages made by the dogs must be paid for by their owners. Dog owners must bring their own dog bedding, basket and bowls.  Please note that there are several gaps in the hedges where a dog can get through onto the outside path

The owners of Twine Cottage are not liable for any loss or damage suffered by the holiday-maker or any member of their party, except where it is due to the owner’s negligence. If the owners are found to be negligent, then their liability to the holidaymaker will be limited to the loss or damage which was a foreseeable result of such negligence.

If the holidaymaker is for any reason not satisfied with the accommodation, then they must contact the owners immediately so that the problem can try to be solved

If the holidaymaker commits a serious breach of these terms of business, the owner has the right to cancel their booking and if they are already at the property, to require them to vacate it at once without any compensation becoming payable.

Twine Cottage operates a very strict non-smoking policy inside the cottage and outside in  the garden area.

No barbecues or fireworks allowed outside  in the garden area due to the risk of fire with the thatch roof

The owners reserve the right to access the cottage at any reasonable time during holiday occupancy, but will endeavour to notify the holidaymaker beforehand.
